Siding and Sheathing - Commercial
This former daycare was preparing to transition into a fully functional school, and we were brought in to help make that transformation possible. The building needed both cosmetic improvements and critical code‑driven upgrades to meet safety requirements for its new use.
The project began with removing the deteriorated exterior siding, which had reached the end of its service life. We installed new T1‑11 plywood siding and z-channel flashing, giving the structure a clean, durable exterior that withstands daily wear and weather exposure. This initial phase established a solid foundation for the building’s refreshed appearance.
Midway through the work, a code review triggered a change order requiring a 1‑hour fire‑rated wall along the rear of the structure—an essential upgrade for school occupancy. To meet this requirement, we installed ⅝” Type X gypsum board to achieve the required fire rating, added Tyvek house wrap to improve moisture protection and energy performance, and continued the new siding installation over the upgraded assembly. To complete the transformation, we painted the full exterior for a cohesive, professional appearance.
In addition to the exterior upgrades, we also helped the client move the interior toward a clean, functional, school‑ready environment. We repaired sheetrock throughout the building to address damage, wear, and areas affected by previous construction, painted multiple interior rooms, including walls, ceilings, and trim, to create a fresh, cohesive look suitable for classroom and administrative spaces, and installed new emergency exit doors, ensuring safe egress and meeting the requirements for school‑use occupancy.
